Clearfield Area School District Discusses New Roof

CLEARFIELD – Under discussion Monday night at the meeting of the Clearfield Area Board of School Directors was the subject of a new roof for the middle school building.

Existing building codes state that insulation on the roof should be an R-value of 19 or more. Currently the middle school insulation R-value ranges from zero in some places on the roof where there is no insulation to 12 at the highest. This means that most of the building’s heat is leaking out through the roof.

Ken Dengler presented a proposal for the Garland Co., outlining a recommendation to replace the existing roof at last month’s meeting. He elaborated on his proposal Monday, showing the difference between his three-ply system and a traditional one-ply system.

The estimated cost of replacement with Dengler’s proposal is $1.25 million. This cost includes new insulation, which would increase the R-value to 19.9, a new multi-ply weatherproof roof system and an extensive 25-30 year warranty.

The Garland Co.’s warranty allows for a “No Dollar Limit” warranty for at least 25 years in which the district would not pay for leaks or other issues. He said this warranty coupled with the longer lifespan of a Garland roof makes up for the estimated $500,000 that would be saved by going with a single-ply roof.  Dengler estimated that the Garland roof would last nearly 40 years.

Board members are also looking at information presented for Duralast roofs (a single-ply roof), a roofing system used in the Brockway School District. The Duralast roof is expected to last about 20 years.

The board decided to add the Duralast roofing as an alternate to bid for the roof project.

Contractors who bid will have the option of giving their best price to install the one-ply or three-ply roof system. The board will then decide which system is best for the school.
