CLEARFIELD – A little over a year ago Clearfield Borough Council enlisted the aid of developer Bob Yoder and Impact Pennsylvania Inc. to as Clearfield Borough’s consultant and developer in regard to projects inside the borough.
There were questions at the time as to what projects Yoder might undertake. Would it be a parking garage? Commercial properties? Senior or luxury housing?
On Thursday night during a special meeting of Clearfield Borough Council Yoder unveiled his plans.
Yoder said that he intends to build three duplexes on the Novey property that has been offered as a gift to the borough. Yoder said that environmental tests are currently being done on the property. Another member of Impact PA indicated that he does not expect any major complications with the land.
Another project adjacent to that property on the Rishel Contracting and Tool Shed properties Yoder said he would like to build a three-story building. This building would contain commercial space as well as 16 two-bedroom apartments.
Yoder is currently in negotiations for those two properties, according to Borough Operations Manager Leslie Stott.
Across the river, Yoder currently has control of the former Uni-Mart building. Yoder is in negotiations with the property owners of the buildings behind that building as well as the men’s shelter to obtain those properties as well. There he plans to build two more duplexes.
According to Yoder all of the Duplexes would be on the borough’s tax roll.
Included in these projects will be geothermal. Clearfield Borough recently paid $300 to join the Pennsylvania Alliance for Cooperative Innovation, a project that Yoder belongs to as well.
